Our Design Build Process: Integrated Construction Services

Most homeowners in Bucks County get frustrated dealing with multiple contractors who don’t communicate well. You’re stuck playing phone tag between your architect, general contractor, and various subcontractors when problems come up.

We do things differently. Our design build process puts one experienced team in charge of your entire project. From the first sketch to handing you the keys, we handle everything.

How Our 4-Step Design Build Process Works

Step 1: Discovery & Planning

We sit down with you at your kitchen table or in our office – whatever works better for your schedule. You tell us about your dream home while we ask the right questions about how you actually live.

Maybe you love entertaining but hate cramped kitchens. Or perhaps you work from home and need a quiet office space. We dig into these details because they matter when we’re designing your space.

Step 2: Design Development

Here’s where the magic happens. Our architects create plans based on everything we discussed, and you get to see 3D renderings of your future home. No more trying to imagine what those floor plans actually look like.

Don’t love something? We change it. This stage is all about getting every detail right before we break ground. It’s much easier to move a wall on paper than after we’ve built it.

Step 3: Construction Management

Now the real work begins. Our construction crews show up every day, and our project manager keeps everything moving smoothly. You’ll get weekly updates with photos so you can see the progress even when you’re not on site.

We deal with the permit office, coordinate material deliveries, and manage all the subcontractors. You make decisions when we need your input, but we handle the day-to-day headaches.

Step 4: Final Walkthrough & Handover

This is our favorite part – seeing your reaction when you walk through your completed home. We go through every room together, test all the systems, and make sure everything works perfectly.

Before we hand over the keys, you get all your warranties, operating manuals, and our contact information for any questions that come up later.

Why Choose Design Build Over Traditional Construction?

The Old Way Creates Problems

Here's what typically happens with traditional construction: You hire an architect who creates beautiful plans. Then you hire a general contractor who looks at those plans and says "this is going to cost way more than you budgeted."

Now you're stuck in the middle while the architect and contractor argue about what's possible. Changes cost extra. Delays happen because nobody's coordinating properly. You end up managing the whole mess.

Design Build Makes More Sense

When the same team handles design and construction, problems get solved before they become expensive headaches. Our designers know what things actually cost to build, so there are no nasty surprises.

Projects finish faster too. While traditional projects wait for completed drawings before starting construction, we can order materials and start site work while finalizing interior details.

Most importantly, you have one point of contact. Questions about the project? Call us. Problem on the job site? We handle it. No more playing referee between different contractors.

Our Construction Management Approach

We Keep Things Simple

Every morning, our project manager walks the job site and checks on progress. If something doesn't look right, we fix it immediately. No waiting for the next inspection or hoping someone else notices the problem.

We send you photos and updates every Friday. Not because we have to, but because we know you're excited to see your home taking shape. You can share the progress with family and friends without having to drive by the construction site constantly.

Quality Comes First

Our crew has been building homes in Bucks County for over 15 years. They know local building codes, understand the soil conditions, and have relationships with the best subcontractors in the area.

We don't cut corners to save a few dollars. When we frame your house, we use proper lumber grades. When we install your plumbing, we use quality fixtures that won't fail in five years. This approach costs slightly more upfront but saves you money and frustration later.

Honest Pricing

We give you a detailed contract that explains exactly what you're paying for. No vague line items or hidden fees. If you want to change something during construction, we'll tell you exactly what it costs and how it affects your timeline before doing the work.

Most change orders happen because homeowners see something during construction and decide they want it different. That's completely normal, and we handle these requests professionally.

“We Shape our homes and then our homes shape us.”
